Key Completed Projects

The Greens – Strand

This was a 52 unit development in Strand. The developer had come under pressure after completing 11 units. The entire project was taken over. The remaining 41 units completed and half the completed units sold off.

The Breakers – Hout Bay

Here the sectional title building was completed. However, the un-lock of the completed units was slow. The entire unlock process was taken over and the 30 units both rented and sold off.

Hibernian – Strand

This iconic 21-storey building was completed by an Irish development team. However, on completion the sales and rental process stalled. The entire project was taken over and an orderly sell-down occurred over a three year period.

FNB Vision Village – Joe Slovo, Langa

Here the 43 units were completed on a Land Availability Agreement. However, planning approval was not in place. Over a three year process full regularization occurring along with a full exit.

Stonehedge – Strand

Through improved management of the sectional title block a complete turn-around occurred. 20 units were acquired and the market price doubled.

Coniston / Dartford / Belvedere – Parklands

These three blocks were bought out of a Residential Fund created by a Private Equity grouping. Through appropriate tenant and property management the rental streams were improved and the unit value improved.

Mont Blanc – Strand

Through buying up remainder stock in this 61 units development in a gated community and successfully tenanting significant value was created.

Woodstock 

The partially completed building was purchased and completed, this produced rental stock of 72 units in a vibrant and dynamic inner-city setting.

Senator Park – Cape Town

A complete turnaround of this 172 unit inner city block occurred. Significant value was created, moving the price over a three-year period a multiple of six times.

Lynwol – Cape Town

A complete turnaround of this 62 unit inner city block occurred. Significant value was created, moving the price over a three-year period a multiple of four times.

Eikenbosch / Roodezicht / Zinfandal (Burgundy Estate) – Kuils River

The company owning these 82 units was financially stressed and they were taken over and through appropriate management tidied for the rental market.

Pearl – Hout Bay

This failed, financially stressed hotel conversion was taken over and completed for residential letting. It was sectionalized and 24 units became available for the market.

La Bonitos – Parow

This 44 unit rental apartment was taken over and through appropriate management of the tenant profile and building both the yields and property value were improved.
